It’s exciting, stressful, emotional, confusing, and awesome... all at once. I’ve helped a lot of people through their first purchase, and I’ve seen what works and what doesn’t.

This isn’t a lecture or a sales pitch—just a little heads-up on a few common mistakes I’ve seen first-time buyers make, and how you can avoid them.

1. Not Getting Pre-Approved Early On

Before you start scrolling Zillow or walking through homes, take care of your pre-approval. It’s not just about the number—it sets the whole tone for your search. You’ll know what you can afford and sellers will know you’re serious. It’s a simple step that saves a lot of stress later.

2. Spending Big Before Closing

Please don’t go buy a new car or open a credit card to furnish your “future” living room. I’ve had folks lose out on their dream home at the last minute because they changed their finances before the deal closed. Your lender will notice—so wait until the keys are in your hand.

3. Forgetting the “Other” Costs

It’s easy to focus on your monthly mortgage payment, but there’s more to it. Property taxes, insurance, utility bills, maintenance, sometimes HOA fees… it adds up. I always walk my clients through the real monthly picture so nothing sneaks up on them.
